Here at Homes and Mortgages we offer a range of services for our landlords which can be viewed below.
Each option comes with our commitment to excellent customer service and tailored advice throughout the tenancy. In person, over the phone or by email we’ll provide all the information you need, whenever you need it. With over 200 managed properties we do feel that you are in very safe and experienced hands.
Fully Managed
This is our inclusive service, which provides for the marketing of the property and carrying out viewings, leading to the introduction and vetting of prospective tenants.
But in doesn’t stop there, because during the tenancy we carry out periodic inspection visits, and should these bring to light any maintenance issues, we will (within the confines of our Management Agreement) recommend, oversee, and account for any necessary repairs.
Collecting and processing of rental payments is also part of the service, and these will be credited automatically to the Landlord’s nominated bank account.
This service is suitable for those Landlords who are not residing locally, or would rather not deal with the tenants directly, preferring all aspects to be handled by an Agent and definitely the safest option for both inexperienced and busy landlords
Tenant Find
Our tenant find service includes marketing of the property and carrying out viewings, leading to the introduction and vetting of prospective tenants. This proving satisfactory, we will then go ahead and prepare the tenancy agreement, and if required an inventory.
Following this, the first month’s rent and a security deposit will be collected. These will be credited to the Landlord less the agreed fee. Managing the tenancy, including the maintenance, and rent collection, will then be handed over to the Landlord.
Fees & Charges
Room Let Fee – £500* or 66% + VAT
*Minimum fee or 66% of the first month’s rent whichever is higher. This fee is for finding and referencing a tenant only.
Tenant Only Fee – £500* or 66% + VAT
*Minimum fee or 66% of the first month’s rent whichever is higher. This fee is for finding and referencing a tenant only.
Full Management Fee – 12 % + VAT
Includes full management, quarterly property inspections and rent collection. minimum fee applies.
Set up fee for new tenancies – £295 + VAT
This is payable at the start of each tenancy or renewal and covers the cost of referencing the tenants, carrying out the right to rent checks and drawing up the tenancy agreement.
Admin Only – £500 + VAT
If you have found a tenant, we can ensure that you are fully compliant before the start of the tenancy. This fee includes referencing, administration, right-to-rent checks, sanction checks and arranging the tenancy agreement.
Inventories From – £150+VAT
We use an independent inventory company to carry out, accurate, detailed, written, and photographic record of the condition and cleanliness of the property. Prices will vary depending on property size and whether the property is furnished or not.
Out of Hours
We have an out of hours emergency number and in case its needed call 07817 450806. Please note this number should only be used in the case of an emergency as any non-emergencies will be charged back to the tenant.
